House Soft Washing in the Tri-Cities
Green film on the north side of the house, black dots under the eaves, yellow pollen on every ledge. In Northeast Tennessee that buildup comes back every year, and it doesn't wash off with a garden hose. Our house soft washing removes it the right way: a cleaning solution does the work and gentle, low-pressure water rinses it away.

What's included in a house wash
- All siding on the home: vinyl, fiber cement (Hardie board), brick, stone, stucco and painted wood
- Soffits, fascia and eaves, where spider webs and wasp nests collect
- Exterior window frames, shutters and trim
- Front porch ceilings and columns
- Exterior light fixtures and house numbers
- A thorough rinse of plants and landscaping before and after
Why soft washing instead of pressure washing siding?
High pressure can crack vinyl, strip paint, etch soft brick, and drive water behind siding and into wall cavities, where it can lead to the exact mold problem you were trying to get rid of. It also only blasts off the surface layer, so the algae grows back fast.
Soft washing applies a professional cleaning solution at low pressure. It breaks down organic growth at the root, then we rinse everything with water at roughly the pressure of a strong garden hose. The surface comes out clean and the growth takes much longer to return.
How a house wash goes
- Prep. We close windows, cover outdoor outlets and light fixtures where needed, move small items, and pre-soak plants.
- Apply. We apply the cleaning solution from the bottom up, mixed for your siding type and the kind of growth on it.
- Dwell. We give it a few minutes to break down algae, mildew and grime.
- Rinse. We rinse from the top down, including gutters, windows and plants.
- Walkthrough. We check every side of the house before we leave.
How often should you wash your house here?
Most homes in the Tri-Cities look their best with a house wash every 12 to 24 months. Homes on wooded lots, near the lakes or rivers, or with a north-facing side that never sees sun usually need it closer to every year. Many homeowners schedule a wash in spring, once the heaviest pollen has fallen, or in early fall before the holidays.
House Washing Questions
Will soft washing damage my vinyl siding?
No. Soft washing is what most vinyl siding manufacturers recommend over high pressure. We use low pressure and a solution matched to the surface, so there's nothing forcing water behind the panels.
Do I need to be home?
Not usually. As long as we can reach an outdoor water spigot and the windows and doors are closed, you can be at work. We'll text you when we're finished.
Can you clean brick?
Yes. Brick, especially older brick with soft mortar, should never be blasted. We soft wash brick to remove algae, mildew and dirt while protecting the mortar joints.
