Why it matters here

Why Tri-Cities Homes Turn Green (and How Soft Washing Fixes It)

If you've lived in Northeast Tennessee for a while, you know the pattern. You clean the siding, and a year later the north side of the house is green again. The roof gets dark streaks that creep a little lower every summer. The sidewalk out front turns slick and black in the shade.

It isn't anything you did. Our region is a near-perfect environment for algae, mold, mildew, moss and lichen. Hot, humid summers, frequent rain, mountain fog in the valleys, and the hardwood trees that shade so many neighborhoods keep exterior surfaces damp for hours or days after every storm. Homes near Boone Lake, South Holston, Watauga Lake and the Holston, Doe and Nolichucky rivers get even more moisture.

That growth is more than cosmetic. Algae holds moisture against siding and trim. The black streaks on asphalt roofs come from algae that feeds on the limestone filler in shingles. Moss and lichen lift shingle edges and hold water. Mildew on walkways and steps makes them slippery and unsafe.

Rinsing with a garden hose barely touches it, and blasting it with a rented pressure washer only removes the top layer while risking damage to siding, shingles and paint. That's why we soft wash: a professional cleaning solution kills the growth at the root, and low pressure rinses it away. The result looks better and stays clean longer.

Know the difference

Soft Washing vs. Pressure Washing vs. Power Washing

People use these terms interchangeably, and most of the time they just mean "getting the outside of the house clean." But the methods are different, and using the wrong one is how siding gets cracked, roofs lose granules and decks end up splintered.

Pressure washing

Pressure washing uses high-pressure water to remove dirt and stains from hard, durable surfaces. It's the right tool for concrete driveways, sidewalks, patios, brick pavers and some commercial surfaces. Even then, technique matters. We use a commercial surface cleaner on flat concrete to get an even finish without swirl marks or stripes.

Power washing

Power washing is essentially pressure washing with heated water. Hot water is especially useful for grease and oil, like dumpster pads, drive-thrus and garage floors. You'll see "power washing" and "pressure washing" used to mean the same thing, and that's fine. The important question is whether the surface can handle high pressure at all.

Soft washing

Soft washing is for everything that can't. It uses a cleaning solution applied at low pressure, then a gentle rinse. The solution does the work, killing algae, mold and mildew at the root rather than just blasting off the top layer. Soft washing is how we clean vinyl and fiber cement siding, brick and stucco, painted wood, asphalt shingle roofs, gutters and screened porches.

When you book with Holston Power Washing, you don't have to know which method you need. We'll look at your home and use the right approach on each surface. Often that's soft washing for the house and roof, and pressure washing for the driveway, all in the same visit.

Where we work

Serving the Entire Tri-Cities Region

We clean homes and businesses across Washington, Sullivan, Carter and Unicoi counties in Tennessee, plus Bristol, Virginia and nearby Southwest Virginia.

Every part of the region has its own challenges. Historic brick in Jonesborough and Blountville needs gentle cleaning that protects old mortar. Lake homes around Boone Lake and South Holston deal with heavy moss and algae on roofs and docks. Mountain homes near Elizabethton, Roan Mountain and Erwin get extra shade and humidity, and newer subdivisions in Gray and north Johnson City fight red clay on their driveways. We know these differences and plan every job around them.

Wash day

How to Get Your Home Ready

There's very little you need to do before we arrive, but a few small steps help the day go smoothly:

  • Close windows and doors. Check upstairs windows and any doggy doors.
  • Make sure an outdoor spigot works. We connect to your water, so let us know if a spigot is broken or shut off for winter.
  • Bring in pets and move cars. Pets should stay inside, and cars should be moved out of the driveway if we're cleaning concrete.
  • Move small items. Doormats, potted plants, toys and patio cushions near the house are easier for you to move than for us.
  • Tell us about anything delicate. Loose siding, a leaky window, new plantings or a koi pond are all good to know about ahead of time.

You don't need to be home, and most homes are finished in a few hours. When we're done, we'll let you know, and you'll come home to a clean house.

Pricing

What Affects the Cost of Power Washing?

Every property is different, so we price each job individually instead of guessing over the phone. Here's what goes into a quote:

  • Size of the home or surface. Square footage of siding, roof area, or the length of a driveway.
  • Number of stories and access. Two- and three-story homes, steep lots and hard-to-reach areas take more time and equipment.
  • Amount of buildup. A home that's never been washed, or a roof with thick moss and lichen, needs more product and time than routine maintenance.
  • Surface type. Historic brick, painted wood and specialty materials need extra care.
  • Services combined. Bundling a house wash with roof cleaning, driveway cleaning or gutter brightening in one visit is almost always the best value.

Questions

Frequently Asked Questions

What's the difference between soft washing, pressure washing and power washing?

Pressure washing uses high-pressure water to clean hard surfaces like concrete. Power washing is the same idea, usually with heated water, and the two terms are often used interchangeably. Soft washing uses a cleaning solution and low pressure to clean surfaces that high pressure would damage, like siding, roofs and painted wood. We use whichever method is right for each surface.

Will your cleaning solution hurt my plants or grass?

We pre-wet plants and landscaping before we start, keep them rinsed while we work, and give them a thorough rinse when we're done. That dilutes the solution and protects your beds and lawn.

Is roof cleaning safe for my shingles?

Yes, when it's done by soft washing. We never pressure wash shingle roofs. The Asphalt Roofing Manufacturers Association recommends a low-pressure cleaning solution over high-pressure water, and that's how we clean every roof.

How often should I have my house washed in East Tennessee?

Most Tri-Cities homes do well with a house wash every 12 to 24 months. Shaded, wooded or waterfront homes usually need it yearly. Roofs typically go several years between soft washes, depending on shade.

Do I need to be home during the cleaning?

Usually not. We need access to an outdoor water spigot, with windows and doors closed and pets inside. We'll text you when we're done.

How much does power washing cost?

It depends on the size of the home or surface, how much buildup there is, how many stories, and which services you combine. Bundling a house wash with a roof, driveway or gutter brightening is usually the best value. Request a free quote and we'll give you an exact price.

Can you remove red clay and rust stains from concrete?

In most cases, yes. We pre-treat red clay, rust and oil before cleaning. Very old, deep stains can sometimes be lightened but not completely removed, and we'll tell you what to expect before we start.

Do you serve the Virginia side of the Tri-Cities?

Yes. We serve Bristol, Virginia along with Bristol, Tennessee, and nearby Southwest Virginia areas. Ask when you request a quote.

What time of year can you clean?

Spring through fall is the busiest season, but we work year-round on days that are above freezing. Fall is a great time to clean up before the holidays, and early spring gets rid of winter grime before pollen season.
